HXL operates as principal contractor, coordinating every consultant, sub-contractor and specialist trade required to deliver your scheme. One JCT contract, one project manager, one fixed price. Architects' drawings answer to the build team from week one.

Planning Coordination

Planning submissions, party wall agreements, heritage consent and CDM 2015 compliance. Our planning team handles the councils and consultants on your behalf.

Architect Partnership

We build what your architect designs. Drawings are the brief. Not a negotiation. Where a client is yet to appoint, we introduce from a vetted network of London residential architects.

Structural & Engineering

We procure and coordinate structural engineering, M&E, acoustic and sustainability consultants as part of the main contract. One accountable interface, no fragmented supply chain.

Building Regulations

Full Plans submissions, Building Control liaison, inspection regimes and completion certification. Amendments managed in-house as part of our turnkey service.

Main Contract Construction

Principal contractor delivery across new builds, refurbishments, extensions, conversions and basements. JCT Standard or Design & Build, single or two-stage tender.

Interior Design & Fit-Out

Interior schemes, bespoke joinery, M&E fit-out with full testing and certification. Kitchens, bathrooms, wardrobes, furniture procurement and final styling.

Heritage & Period Specialists

Listed buildings, conservation areas, period townhouses. Façade retention, heritage consent coordination, and craft restoration of original fabric.

Project Management

Cost control, programme management, weekly reporting and a live client portal for budget and schedule transparency from day one.

01Stage

Concept & Feasibility

We engage with the client and appointed architect. Drawings are reviewed, site feasibility is assessed, and a preliminary cost plan is issued alongside an outline programme.

02Stage

Proposal & Contract

Fixed-price proposal issued. Planning, Building Regs and CDM 2015 coordination agreed. JCT Standard or Design & Build contract signed. Programme locked with dated milestones.

03Stage

Construction Delivery

Principal contractor mobilisation. Weekly cost and programme reporting via a client portal. In-house site supervision, procurement and M&E coordination from first strike to final fix.

04Stage

Handover & Aftercare

Snag-free handover, full documentation pack, workmanship warranty and a named aftercare contact for the first twelve months after completion.

Output · Keys, O&M manual, 12-month warranty
