From first conversation to final snag, HXL runs every residential construction project through the same four-stage process. Each stage has a defined output, a named deliverable, and a fixed commercial position.

Stage 01

Concept & Feasibility

We engage with the client and appointed architect. Drawings are reviewed, feasibility assessed, cost plan issued.

  • Review of architect's RIBA Stage 2/3 drawings for buildability
  • Site feasibility assessment. Access, party wall implications, services
  • Preliminary cost plan against tender pack
  • Outline programme with critical-path milestones
  • Risk register covering planning, structural, heritage and discovery risks

Cost plan, outline programme, risk register

2 to 4 weeks

Stage 02

Proposal & Contract

Fixed-price proposal issued. Planning, Building Regs and CDM coordination agreed. JCT contract signed. Programme locked.

  • Fixed-price proposal against priced schedule of works
  • JCT Standard or Design & Build contract form agreed
  • Milestone dates and liquidated damages framework
  • Client-paid consultant appointments (where relevant)
  • Planning, BR and CDM 2015 coordination agreed
  • Pre-construction phase plan issued

Output

JCT contract, fixed price, dated milestones

3 to 6 weeks

Stage 03

Construction Delivery

Principal contractor mobilisation. Weekly cost and programme reporting via client portal. In-house supervision from first strike to final fix.

  • Site mobilisation. Compound, hoarding, welfare, CDM leadership
  • Substructure and shell delivery under weekly programme tracking
  • First and second fix M&E coordinated with services consultant
  • Architect's Instructions logged, valued and formally issued
  • Weekly client portal updates. Programme, cost, photos, snags
  • Health and safety leadership with monthly RIDDOR reporting

Output

On-programme delivery, transparent reporting

Stage 04

Handover & Aftercare

Snag-free handover, full documentation pack, workmanship warranty and a named aftercare contact for 12 months.

  • Pre-handover snagging with client and architect
  • Building Control sign-off and completion certificate
  • Operation & Maintenance manual produced and handed over
  • Part L / EPC / Gas Safe / FENSA / Part P certificates collated
  • 12-month rectification-period warranty
  • Named aftercare contact for client queries and callbacks

Output

Keys, O&M manual, 12-month warranty
